Somebody knocked and said you have hail damage

Before you sign anything, it is worth knowing how often hail actually damages roofs in this part of Pennsylvania. The answer is: not very often.

The short version

If an unfamiliar contractor knocks on your door in Springfield, Broomall or Drexel Hill and tells you your roof has hail damage, the odds are against them being right. Not because they are necessarily dishonest — but because the sales script they are working from was written for a completely different climate.

That does not mean your roof is fine. It might well need work. It means the specific diagnosis of hail damage, offered by someone who came to you, deserves a second opinion before it turns into a five-figure job or an insurance claim.

What the federal record actually says

You do not have to take a roofer's word for this. NOAA's National Centers for Environmental Information keeps the Storm Events Database — the official United States record of severe weather, county by county. Here is what it holds for Delaware County, Pennsylvania, from 1 January 2000 to 31 December 2025.

Over twenty-six years, hail has caused no recorded property damage in this county at all. Wind has caused about $14.4 million. If somebody is at your door selling a hail inspection, they are selling you the wrong hazard.

For comparison, over the identical five-year window from 2021 to 2025, Delaware County recorded 19 hail reports across 4 days. Tarrant County, Texas recorded 304 reports across 48 days — twelve times as many hail days. Texas, Kansas, Oklahoma, Nebraska and Missouri lead every insurance-industry hail ranking. Pennsylvania does not appear in the top ten of any of them.

That is the whole problem in one sentence: the sales script works where it was written, and it was not written here.

What does damage roofs here

Wind, thermal cycling and age. Philadelphia International Airport — which, as it happens, sits partly in Delaware County — recorded gusts of 30 mph or more on 73 days over the 2024–25 winter, breaking the previous record of 66 days. The March 2018 nor'easter left over 616,000 PECO customers without power. On 4 April 2025 the National Weather Service surveyed storm damage here and concluded straight-line winds of an estimated 95 to 105 mph, citing damage to multiple roofs; Delaware County was the hardest-hit county in the region.

Add roughly sixty-six days a year when the temperature crosses freezing and back, and a median county housing stock built in 1957, and you have the actual picture: old roofs, wind, and water finding the details that were already tired.

What actually happens after a storm here

Crews mobilise within a couple of days of severe weather and work neighborhoods door to door. Insurers and the National Insurance Crime Bureau document the pattern consistently: an offer to inspect for free, a claim of damage visible “from the curb”, an authorisation form that turns out to appoint the salesman to deal with your insurance adjuster, and pressure to file a claim immediately.

The Philadelphia suburbs are named specifically as a target market for this.

A real Delaware County example

ValueGuard Inspections published a Delaware County case in May 2026. After three days of rain, an unsolicited door-knocking contractor inspected a ten-year-old roof on a small ranch house in Garnet Valley and quoted $22,000 to replace it.

When the homeowner declined, the price fell to $20,000, then $18,000, then $14,000 overnight. They brought in an independent inspector, who found the roof had years of useful life left. The actual defects were worn sealant around the plumbing vent boots and some minor chimney flashing work — roughly $500.

A price that drops by a third overnight is telling you the first number was invented. A real estimate is built from a real scope; it does not have that much room in it.

How to check, in about ten minutes

  • Do not sign anything at the door. Not a contract, and not an “inspection authorisation” — read what that form actually appoints them to do.
  • Get the registration number and look it up. Every legitimate Pennsylvania home improvement contractor has one, and it is free to check.
  • Ask for the damage to be shown to you in photographs, on your roof, with the date. Hail damage on asphalt has a specific look — random bruising with granule loss and a soft spot underneath, spread across all slopes including the ones facing away from the weather.
  • Be suspicious of damage on only one slope. Hail does not fall on one elevation of a house and skip the rest.
  • Get a second opinion from somebody local who was not the person who knocked. Any established local roofer will look, and most will tell you honestly if there is nothing much wrong.
  • Do not let anyone file an insurance claim for you. It is your policy, your claims history and your legal exposure if the claim is not sound.

What is probably actually wrong

The median Delaware County house was built in the late 1950s, and more than a fifth of the county's housing predates 1940. On roofs of that vintage the things that genuinely fail are unglamorous and cheap to fix: split rubber boots around plumbing vents, step flashing at a chimney that has never been replaced, valley metal that has gone, and the joint where a low-slope rear addition meets the main roof.

That list accounts for most of the leaks in this county. None of it is hail, and none of it costs $22,000.
